The Inspection

Over the course of a typical home inspection, several hundred items are inspected.
Below are the general areas being inspected, per InterNACHI's Standards of Practice. 

  • Section 1 - Interior & Exterior Walls, Windows & Doors
    • Exterior - At a minimum, the following are inspected: 
      • Exterior wall-covering materials (Stucco, siding, brick, etc)
      • Exterior doors
      • Adjacent walkways and driveways
      • Stairs and ramps
      • Porches, patios, decks, balconies, carports
      • Railings, guards, handrails
      • The eaves, soffits and fascia
      • Windows
      • Vegetation, surface drainage, retaining walls, and grading
    • Interior - At a minimum, the following are inspected: 
      • Open all doors and windows, verifying operating correctly
      • Floors, walls and ceilings
      • Stairs, steps, landings, stairways and ramps
      • Railings, guards and handrails
      • Garage doors and openers, using the normal controls
  • Section 2 - HVAC
    • Heating and Cooling Systems- At a minimum, the following are inspected: 
      • The heating system, using normal controls, such as a thermostat, noting the energy source, heating method and location of thermostat(s)
      • The cooling system, using normal controls, such as a thermostat, noting the cooling method and location of thermostat(s). A/C units will not be tested when it is under 65 degrees, as to not damage the equipment. 
  • Section 3 - Basement/Crawlspace/Slab
    • Foundation - At a minimum, the following are inspected: 
      • Foundation, and foundation type (Basement, crawlspace, slab, etc)
      • Any observed indications of possible movement, such as sheet cracks, out of square door frames, and/or unlevel floors
      • Any observed cutting, notching and/or boring through any framing members that present a structural concern
      • Any observed indications of active water penetration
      • Any observed indications of wood in contact with or near soil
      • The foundation inspection does not warranty or certify on the adequacy of any structural system or component. 
  • Section 4 - Fireplace
    • Fireplace - At a minimum, the following are inspected: 
      • Visible portions of fireplace and chimney
      • Fireplace lintels
      • Damper doors
      • Cleanout doors and frames
  • Section 5 - Roof & Attic
    • Roof - At a minimum, the following are inspected, either from the ground, the eaves or on the roof itself: 
      • The roof inspection does not warrant or certify the roof. 
      • Roof covering materials (Concrete tile, asphalt shingles, etc) 
      • Gutters
      • Downspouts
      • Vents, flashing, skylights, chimney and other roof penetrations
      • General structure of the roof
    • Attic, Insulation & Ventilation - At a minimum, the following are inspected: 
      • Insulation in unfinished spaces, including the attic, crawlspace and foundation areas
      • Ventilation of unfinished spaces, including the attic, crawlspace and foundation areas
      • Mechanical exhaust systems in the kitchen, bathrooms and laundry areas
  • Section 6 - Electrical
    • Electrical System - At a minimum, the following are inspected: 
      • Electrical service and its components
      • Electric meter and base
      • Main service disconnect
      • Circuit breakers and fuses
      • Switches, Light fixtures and receptacles
      • AFCI (Arc Fault Circuit Interrupter) testing
      • GFCI (Ground Fault Circuit Interrupter) testing
      • Smoke and carbon-monoxide detectors
  • Section 7 - Plumbing
    • Plumbing System - At a minimum, the following are inspected: 
      • The main water shut off valve
      • The main fuel supply shut off valve
      • The water heating equipment, including its energy source, venting, temperature/pressure relief (TPR) valves
      • Interior water supply, including all fixtures and faucets
      • All toilets for proper operation
      • All sinks, tubs, and showers, for operation and for drainage
      • The drain, waste and vent system
      • Drainage sump pumps with accessible floats (if applicable)
